Buyer and Renter Protections
Before Selling a Pre-1978 Home
An agent is required to provide relevant information regarding lead paint to a prospective buyer before the buyer purchases the home. This protects the health of the buyer and the buyer's family before they purchase and move into their new home. Lead can cause serious health problems for children and adults if inhaled or ingested. Children under 6 and pregnant women are extremely vulnerable because their bodies absorb more lead.
In addition to providing the buyer with the EPA brochure Protect Your Family from Lead, the seller gets a lead inspection to identify lead-based paint or lead hazards in the home. Learn more about the inspections we offer. Call today to schedule a lead inspection or schedule an inspection online.
Before Renting a Pre-1978 Home
Just like home buyers, renters are required to receive the EPA brochure Protect Your Family from Lead. They should receive the brochure before signing any lease and also every two years if they live in Maryland. They also need to be aware of any presence of lead-based paint or lead-based hazards. The contract should include a Lead Warning statement and confirms the owner has complied with all notification requirements.
Maryland’s Reduction of Lead Risk in Housing law requires landlords with rental properties to register their units with Maryland Department of the Environment (MDE), distribute the EPA brochure and Notice of Tenants Rights, and get a lead paint full risk reduction certificate or lead-free certificate for their properties. Call us at (240) 760-1530 today or schedule online to get a lead inspection for a full risk reduction certificate or lead-free certificate.
