Learn How to Protect Your Tenants from Lead

As a landlord of a rental property built before 1978, you can protect the health of your tenants before they move in. Lead can cause serious health problems for children and adults if inhaled or ingested. Children under 6 and pregnant women are extremely vulnerable because their bodies absorb more lead.

Prospective renters of pre-1978 properties are required to receive the EPA brochure Protect Your Family from Lead. They should receive the brochure before signing any lease and also every two years. They also need to be aware of the presence of any lead-based paint or lead-based paint hazards. The lease should include a Lead Warning statement that discloses any lead-based paint or lead-based paint hazards and confirms the owner has complied with all notification requirements.

Maryland’s Reduction of Lead Risk in Housing law requires you to register your unit with Maryland Department of the Environment (MDE), distribute the EPA brochure and Notice of Tenants Rights, and get a lead paint risk reduction certificate or lead-free certificate.
