Process

Lead Dust Inspection

The inspection entails a visual check and collection of dust samples. The inspector checks the condition of the paint. All paint must be intact prior to the inspection. At least one dust sample taken per room from the floor, window sill, or window well to determine the presence of any lead dust. For rental properties.

Inspection includes:

  • Up to 15 dust samples
  • Visual assessment
  • Lab results
  • Property diagram
  • Lead report or certificate
  • Results within 5 to 7 days

Lead Free Inspection

Surface by surface inspection with an X-Ray Fluorescence (XRF) analyzer to determine the presence of any lead-based paint in the property. During this inspection, the inspector takes readings of the paint with an XRF. The inspector conducts the test on the inside and outside of the property. Passing this type of inspection exempts the property from future lead paint inspections.

  • Lead paint analysis
  • Property diagram
  • Lead report
  • MDE Certificate for MD properties
  • Results within 5 days

Lead Check

Client chooses up to 10 surfaces for the inspector to test with the X-Ray Fluorescence (XRF). The results are shown on the spot. Inspection is primarily for owners or tenants.

  • Testing with XRF
  • Up to 10 Surfaces Tested
  • Immediate results

Lead Combo Inspection

The lead combo inspection includes the lead free inspection, lead dust inspection, soil sampling and water sampling.

Inspection includes:

  • Lead paint check with XRF
  • Up to 10 dust samples
  • Up to 4 soil samples
  • Up to 4 water samples
  • Visual Assessment
  • Lab Results
  • Property Diagram
  • Detailed Report
  • Results within 5 to 7 days

 

Soil Sampling

Bare soil not covered by grass, mulch, or concrete is collected around the dripline/foundation area and play area.

Inspection includes:

  • Soil Analysis
  • Lead Report
  • Results within 5 days

 

Water Sampling

Drinking water is collected from the kitchen and bathrooms. The samples are sent to an accredited lab and analyzed. Household plumbing fixtures, welding solder, and pipe fittings made prior to 1986 may contain lead.

Inspection includes:

  • Water Analysis
  • Report
  • Results within 5 days

 

 

Visual Assessment

Visual inspection of the property to ensure there is no flaking, chipping, cracking, or peeling paint and that the work areas were sufficiently cleaned and no debris remains on the floor. Photos are taken to document the condition of the paint.
